We search portals, local agents and off-market contacts, visit the shortlist ourselves and send you what's worth your time, with an honest renovation estimate.
We pull the nota simple, check debts, licences and the cédula de habitabilidad before you commit.
Negotiate & buy
We negotiate the price, coordinate the lawyer and notary and sit with you at the signing, or represent you if you can't be there.
Budget roughly 10–13% on top of the price for ITP transfer tax, notary, registry and legal fees.
Renovate & hand over
We plan the works, get the permits, hire our vetted local crews and manage the site to a fixed schedule, with photo updates on WhatsApp.

Many clients don't decide until the renovation is done and they've spent a week there. That's fine. The work is the same either way.
Keep it and live there
- Renovated to your taste, not to a resale checklist: kitchen, bathrooms, floors, aircon, insulation where it matters.
- We handle utilities, community registration and the padrón so you arrive to a working home.
- Ongoing help afterwards: a plumber's number that answers, a builder for the next project.
Fee: sourcing fee on purchase plus a renovation management fee as a percentage of the works. Quoted in writing before you commit to anything.

Things people ask first
Do I have to come to Spain to buy?
Not necessarily. With a power of attorney signed at a notary in your home country (with an apostille), we or your lawyer can sign on your behalf. Most clients still come for the viewings, and we recommend it.
How much should I budget on top of the purchase price?
In the Valencian Community count on roughly 10–13% for transfer tax (ITP), notary, land registry and a lawyer. Renovation is on top and depends on scope; we give a range before you offer and a fixed quote before you sign.
How do you make money?
Two fees, both agreed in writing up front: a sourcing fee when you buy, and a management fee on the renovation works. We don't take commissions from agents or crews, so our advice on price isn't bent by anyone else's interest.
